Provide guidelines to homeowners considering adding structures to their homes requiring
approval under Article 5 Architectural Control of the Declaration of Covenants for the
neighborhood. Additional considerations or requirements, not in these guidelines, may
be needed for final approval. The following consideration must be included in any
proposal submitted to the board.

Structure Requirements:

  1. Added structures must have similar architecture and coloring as existing home and
    other homes in the neighborhood. This includes building materials and color schemes
    used. For example, roof material should match the existing roofing material of the house.
    Skylights or roof widows can be added to allow additional light as long as they are
    purposely designed for that purpose (the manufacturer Velux provides acceptable
    examples).
  2. Structures must be made a permanent part of the house. This means attaching the
    structure properly to the existing walls and integrating new roofs into the existing roof
    where required.
  3. In addition to size and height measurements, a sketch or drawing must be included so
    that the board know what the structure is intended to look like and which materials and
    colors will be used where.
  4. Homeowners are encouraged to use a licensed contractor so that the HOA can be
    insured local building codes will be met. If a licensed contractor is not used, then the
    board will require more detailed plans so that they can be reviewed for compliance and
    understanding of local building rules. The board is not a home inspector nor does it have
    the expertise, but the intent is that any structure built must meet local building
    regulations. This ensures that the structure is safe, will not lean or sag due to inadequate
    material size or bracing, and the structure will withstand normal storms.
  5. The board reserves the right to inspect a structure for compliance with any approved
    proposal requirements. Homeowners will be required to fix any items found not in
    accordance with approved plans, or get approval for the changes, or remove the structure.
  6. Homeowners are reminded that HOA approval does not remove any requirements for
    structures or permitting required by the county or city that the homeowner must follow.
